Alliant Strategic Preservation Fund is a real estate private equity venture focused on the acquisition, rehabilitation, and preservation of “at-risk” multifamily affordable housing apartments throughout North America.
Real estate investors have increasingly viewed affordable housing properties with expiring public subsidies as attractive targets for repositioning to market-rate properties serving higher-income households. The Fund’s strategy helps ensure these properties remain affordable by replacing these public subsidies with private capital seeking cash-on-cash returns in the form of current income and capital appreciation thus preserving the long-term affordability of these critical assets for low- and moderate income individuals and families.
The Fund’s investments create an impact on these residential communities by bring new resources to properties where affordable rents are not being supported by new affordable housing subsidies. By making investments in physical upgrades, community services and environmental efficiencies the Fund seeks to enhance the tenant’s quality of life while preserving the affordability of a vital national resource.
